’Stage A’

Initial consultation and advice.

- I will typically spend an hour and a half at your home, considering your ideas and objectives and explaining what can and can’t be achieved. We will discuss any particular planning and building regulation issues and cover matters such as building design and construction, heating, electrical, fitted kitchens, bathrooms, bedroom furniture, finishes, decorations and carpeting, external works and hard landscaping – any other services required.

Building measurement survey.

- I will make an appointment to spend a day at your home measuring and recording existing details.

Preparation of drawings of existing building.

- For planning and contractual purposes it is important to record the existing building and characteristics

Design

- Based on broad ranging experience and with close consultation with clients we will together develop a unique design for your project that will satisfy your requirements and aspirations. Taking care to match the character and style of the existing building and materials.

- Preparation of drawing showing proposed details, plans and elevations.

- For planning, building regulations and contractual control purposes the level of precision and detail of my drawings is a unique selling point fully appreciated by clients and contractors alike.

Specification For Building Works.

- This important document is developed to record all constructional, contractual and general requirements for which building contractors will be invited to quote. The specification is cross referenced to the project drawings and other contract documents to ensure clarity.

Structural Design

- Prepared by Brian Harley a Chartered Structural Engineer and close colleague (and friend) for thirty-five years.

Submission of Building Regulations and Planning Applications.

- On your behalf I will prepare and submit the applications that are necessary, I will liase with the Local Authority Officers as necessary and deal with any matters arising.

Formally invite builders to provide competitive quotations.

- We will provide a Financial Summary sheet in order to clarify and record the quotation. Clients and myself will meet to ‘open the tenders’ after evaluating the merits of the respective contractors.
